EMC worked with the Development Authority of Bryan County and TPA Realty to develop a 600-acre industrial park on the northwest quadrant of Interstate 16 and GA S.R. 30 in northern Bryan County. EMC’s initial efforts on this project included the identification of topographic and environmental features on the tract followed by master planning of the roadways, lots, drainage and public infrastructure. The road and lot layout provided our clients with maximum flexibility in satisfying the needs of potential tenants with facilities ranging in size from 50,000 to 1,500,000 square feet.
Phase 1 of the park development consisted of approximately 4000 feet of entrance roadway, storm drainage, and water and sewer infrastructure to serve approximately 50 acres of the park near the entrance. EMC provided planning, surveying, engineering and construction phase services for this first phase of the project.
A 600,000-square-foot cross-dock speculative building was then constructed by TPA Realty in the first phase of the park, including 172 truck docks and a 160 lot parking lot. EMC provided planning, surveying, engineering and construction phase services for this project.
